NOTICE OF PLANNING BOARD DECISIONS

CITY OF VENTNOR

PLEASE TAKE NOTICE that at a meeting held on August 24, 2026, the Planning Board for the City of Ventnor made the following decisions:

Applicants Stephen and Lara Bruneau were granted variance relief pursuant to N.J.S.A. 40:55D-70c for a front yard setback (to dwelling), side yard setbacks on each side (to dwelling and rear decks) and building coverage in order to abandon existing ground floor residential living space by converting it to non-habitable space, whereby the existing second floor living space will be considered the first floor, and then construct a new second story and third half-story, along with rear decks and overall renovations, to the existing attached single family dwelling located on property identified as Block 170, Lot 7 on the City of Ventnor Tax Map, which property is located at 6415 Monmouth Avenue.

Applicant 10 N Washington Avenue LLC was granted conditional use variance relief pursuant to N.J.S.A. 40:55D-70d(3) to deviate from conditional use standards for lot width, front yard setback (to dwelling), front yard setback (to second and third floor decks), rear yard setback (to dwelling) and building height, as well as “c” variance relief pursuant to N.J.S.A. 40:55D-70c for lot area and to allow a third floor deck outside of the building envelope and a waiver from providing a formal landscape plan, in order to construct an addition to the attached single family dwelling (with a common party wall to the adjacent dwelling) on property identified as Block 135, Lots 27 and 28 on the City of Ventnor Tax Map, which properties are located at 10 N. Washington  Avenue (Lot 28) and 12 N. Washington Avenue (Lot 27)

The above decisions of the Planning Board were memorialized in written Decisions and Resolutions adopted by the Board at a meeting held on September 9, 2026 and are available at the office of the Secretary to the Planning Board at Ventnor City Hall, 6201 Atlantic Avenue, Ventnor City, NJ 08406.
