NOTICE OF PLANNING BOARD DECISIONS

CITY OF VENTNOR

 

PLEASE TAKE NOTICE that at a meeting held on March 11, 2026, the Planning Board for the City of Ventnor made the following decisions:

 

Applicants Matt and Danielle Beirne were granted variance relief pursuant to N.J.S.A. 40:55D-70c for front yard setbacks to a single family dwelling, porches, decks and steps, as well as preexisting nonconforming lot area and lot width, in order to construct a new single family dwelling on property identified as Block 199, Lot 11.01 on the City of Ventnor Tax Map, which property is located at 5400 Calvert Avenue.

 

Applicant Farhad Bagherpour was granted variance relief pursuant to N.J.S.A. 40:55D-70c for front yard setback to a porch and a checklist waiver from providing a formal landscaping plan in order to construct a new covered front porch to the existing single family dwelling located on property identified as Block 119, Lot 2 on the City of Ventnor Tax Map, which property is located at 6203 Ventnor Avenue.

 

Applicants Michael R. and Delia Donahue were granted variance relief pursuant to N.J.S.A. 40:55D-70c for front yard setback to the single family dwelling, porches and decks, side yard setbacks to the single family dwelling and a rear yard setback to a swimming pool, as well as preexisting nonconforming lot area and lot width and a checklist waiver from providing a formal landscaping plan, in order to elevate and renovate, and construct a second floor deck addition and swimming pool to, the existing single family dwelling located on property identified as Block 178, Lot 4 on the City of Ventnor Tax Map, which property is located at 114 N. Buffalo Avenue.

 

Applicants Joseph and Kristin Young were granted variance relief pursuant to N.J.S.A. 40:55D-70c for side yard setbacks on each side to the single family dwelling, porches and decks, and for building height, in order to elevate, renovate and construct an addition to the existing single family dwelling located on property identified as Block 204, Lot 5.01 on the City of Ventnor Tax Map, which property is located at 213 N. Derby Avenue.

 

Applicants Daniel and Stacey Zelmanoff were granted variance relief pursuant to N.J.S.A. 40:55D-70c for front yard setback, garage door setback to the property line, rear yard setback to the single family dwelling, rear yard setback to a first floor deck, rear deck height, lot coverage, landscape coverage, number and size of curb cuts and roof eave projection, as well as preexisting nonconforming lot depth, in order to elevate and construct additions to the existing single family dwelling on property identified as Block 157, Lots 15 and 15.01 on the City of Ventnor Tax Map, which property is located at 212 N. Derby Avenue.

 

The above decisions of the Planning Board were memorialized in written Decisions and Resolutions adopted by the Board at a meeting held on April 27, 2026 and are available at the office of the Secretary to the Planning Board at Ventnor City Hall, 6201 Atlantic Avenue, Ventnor City, NJ 08406.
