Open Public Sale at Auction, Friday, November 19

VENTNOR CITY PUBLIC NOTICE

 Please take notice that the City of Ventnor will, by open public sale at auction on Friday November 19, 2021, at 3:30 PM sell to the highest bidder, Block 87 Lot 2 also known as 4803 Ventnor Ave as shown on the Ventnor City tax map.  The subject property is located on Ventnor Ave.  The minimum bid for the property is $218,000.00 and the City reserves the right to reject any and all bids including the minimum bid.  

The auction will take place at City Hall in the Commission Chambers, located at 6201 Atlantic Ave, Ventnor City New Jersey 08406.  The auction will commence at 3:30 pm.  The property is being sold subject to the following conditions:

1. The minimum bid is $218,000.00
2. The property will be sold to the highest bidder.
3. Full payment of the purchase price must be received within 15 days of the date of acceptance of the bid. 
4. The successful bidder shall deposit with Ventnor City 10% of the bid at the time that the bid is submitted. 
5. The sale of the property is being made subject to the terms, conditions, and restrictions as follows: 
6. The property is being sold “AS IS” “WHERE IS”.  
7. The property is sold subject to existing encumbrances, liens, easements, zoning ordinances, other restrictions of record, and such facts as an accurate survey would reveal.  No representation is made by the City as to the utility, usability or environmental condition of the property.
8. Transfer of title shall be by Quit Claim Deed. 
9. In the event that the successful bidder fails to close title to the property, the bidder shall forfeit all deposit monies paid to the City and no refunds of any deposit shall be returned. 
10. The purchaser is responsible for the cost of all recording fees, taxes, etc. and recording the deed transferring title.
