Leonard & Marylyn Finkelstein, Block 136, Lot 2- 5 N. Fredericksburg Ave
REQUESTING A MINOR SUBDIVISION
Represented by Christopher Baylinson, Esq. of Perskie Nehmad & Perillo

Mr. Baylinson presented the application. Stating they were here to subdivide the property in question into 2 single family homes- R4 zone.
Mr. Daniel Ponzio of 639 East Biscayne Ave, Galloway Township, NJ presented the drawings for the Finkelstein’s. Each lot will be 2,375 feet with a 38 foot frontage.
Chairman Cooke asks about a structure on property currently across the boundary line that is not showing on the application. Its encroaches into lot b. Mr. Baylinson states that all structures presently on the site will be demolished for this project.
Attorney Bergman states that a bond should be posted prior to signing.
Dan Cahill brought up safety issue. There is a bank right next store, their drive thru and it would be beneficial to have some kind of barrier, whether a fence or shrubs
Fence would comply with front yard set backs
Conditions to be placed on application are:
$25,000 bond to be posted and a time frame of 18 months.
Fence not to exceed front yard set back
And all recommendations from Engineer Carters’ letter dated March 9th (Mr. Baylinson has no problem with) be part of the conditions
Public portion opened at 6:50 p.m.

Motion was made to approve application with conditions listed above by Bob Gross and Seconded by John VanDuyne. All were in favor (6)/0 opposed
